Oberoi Realty Share Price: Q2 FY27 Results, Record Bookings and ₹2 Dividend Explained
Oberoi Realty's consolidated net profit was flat at ₹761.65 crore in Q2 FY27 (July–September 2026), up just 0.2% year on year, while revenue from operations fell 6.1% to ₹1,670.95 crore, Business Standard reported. But booking value, which signals future revenue, jumped to ₹9,149.69 crore for the quarter. The Oberoi Realty share price closed at ₹1,703 on NSE on October 16.
For a real estate developer, the profit-and-loss statement and the sales pipeline can tell very different stories. This quarter is a textbook example. Here's how to read both.

- Revenue from operations: ₹1,670.95 crore, −6.1% YoY and +28.5% QoQ.
- Q2 booking value: ₹9,149.69 crore; H1 FY27 bookings of ₹10,199.57 crore are about 3.5x H1 FY26.
- GoPocket analysis: about 89% of Q2 bookings came from a single project, Three Sixty North in Gurugram.
- Second interim dividend: ₹2 per share; record date October 23, payment from October 30.

EBITDA of ₹1,084.59 crore on total income of ₹1,736.37 crore implies an EBITDA margin of about 62.5% (GoPocket calculation). BW Businessworld reported an operating margin of 60.99%, up from 57.35% a year earlier. Lower finance costs also helped profit hold steady despite lower revenue.
Why Did Revenue Fall When Bookings Soared?
Revenue fell because real estate companies recognise revenue when projects are completed and handed over, not when flats are sold. Bookings measure sales contracts signed this quarter. Revenue measures projects delivered, often from sales made years earlier.
That timing gap is why Oberoi's Q2 revenue fell 6% even as bookings exploded. The ₹9,149.69 crore of bookings in Q2 will mostly show up as revenue over the next few years, as construction progresses and units are delivered. Investors who look only at quarterly profit can miss this pipeline entirely.
GoPocket Analysis: How Concentrated Are the Bookings?
Very concentrated. Business Standard reported that Three Sixty North in Gurugram, Oberoi's first luxury residential project in the NCR, recorded gross bookings of about ₹8,109 crore in July. Compare that with the quarter's total:
- ₹8,109 crore ÷ ₹9,149.69 crore = about 88.6% of Q2 bookings from one project.
- Implied Q1 FY27 bookings: ₹10,199.57 crore (H1) − ₹9,149.69 crore (Q2) = about ₹1,050 crore.
So the jump is driven almost entirely by one blockbuster launch. That's impressive execution in a new market, but it also means Q3 bookings will likely look much smaller unless another big launch follows. Investors shouldn't annualise the Q2 number. Note: the ₹8,109 crore figure is a gross July booking number and may not exactly match the quarterly accounting definition, so treat 88.6% as an approximation.
Oberoi Realty Dividend: Record Date and Payment
The board declared a second interim dividend of ₹2 per share for FY27, which is 20% of the ₹10 face value. The record date is October 23, 2026, and payment begins on October 30, according to Business Standard. At the October 16 NSE close of ₹1,703, that's a yield of about 0.12% for this payout.
Under T+1 settlement, investors generally need to buy shares at least one trading day before the record date to be eligible. Our guide to record date vs ex-date explains how it works.
How Has the Oberoi Realty Share Price Performed?
The stock closed at ₹1,703 on NSE on October 16, 2026, down 0.29%. NSE data shows a 52-week high of ₹1,986.10 on July 6, 2026, and a 52-week low of ₹1,391.20 on March 23, 2026.
- Distance from 52-week high: about −14.3%
- Gain from 52-week low: about +22.4%
Interestingly, the 52-week high came in early July, the same month as the Gurugram launch. Since then, the stock has drifted lower, suggesting the market priced in the launch's success early.
What Did Management Say?
Chairman and Managing Director Vikas Oberoi said the company's residential, commercial, retail and hospitality businesses continued to perform steadily, crediting the diversified portfolio, Business Standard reported. Oberoi Realty has both a residential development business and rental assets such as offices and malls, which give it a recurring income stream that pure residential developers lack.
How Does Oberoi Realty Compare With Peers?
Investors following real estate stocks can compare Oberoi Realty with DLF, Godrej Properties, Prestige Estates Projects, Sobha, Sunteck Realty and Signatureglobal on GoPocket. Oberoi's entry into Gurugram puts it in direct competition with NCR-focused developers like DLF and Signatureglobal.
What Are the Key Risks?
- Launch concentration: Most Q2 bookings came from one project.
- Execution in a new city: Gurugram is a new market for Oberoi.
- Interest rates: Higher home loan rates after the 2026 repo hike can slow demand. See our home loan rate explainer.
- Lumpy revenue: Revenue depends on project completion timing.
- Luxury demand cycle: Premium housing demand can cool quickly in a weaker economy.
What Should Investors Watch Next?
- Q3 FY27 bookings without a blockbuster launch.
- Collections from Three Sixty North buyers.
- New launch pipeline in Mumbai and Gurugram.
- Rental income growth from offices and malls.
